What Home Buyers Want

    Now more than ever, home sellers need to be aware of what will help sell their home and what buyers are really looking for when touring your home.  Everyone knows that price is a factor between all parties – it’s true whenever there is something that is selling in every store – but the key, knowing what else needs to go into the decision of pricing.  Buyers’ priorities have centered on accessibility, commute times, and move in now condition.  According to the National Association of Realtors, buyers favor homes that seemed to be walking distance to shopping, recreations, and restaurants.  Public transportation accessibility also rates high with buyers, not surprising with more and more families making “green” decisions. 

    This brings us to the “move in now” condition factor:  Your house will be more appealing if the potential buyer sees that the yard is trimmed, the paint is new, the carpet is fresh, there are updated fixtures and so on.  These visually satisfying touches don’t have to cut into the profit of the sale of your home, but it makes it more desirable and buyers are less likely to negotiate heavily for those improvements. Buyers may opt to change some color schemes after they move in or they may decide to get a different carpet or maybe remove the carpet altogether – but let them do those things after after they buy. Have your house ready and then you can stage it for different nuances that can be changed to make your home sellable.
